I currently sell real estate to [describe your ideal customer].

If they don’t buy, it’s because [describe the reasons they give for not buying].

Acting as a business analyst, conduct a review on how I could make my offer a no brainer decision for them.

Include switches I could make to make this happen, including a different audience, an amended approach or a new way of operating entirely. My goal is to make the sale more simple by going where the money is rather than making it difficult by coercing people without the resources or inclination to spend

βœ… Why aren't we dedicating all our budget and time to this?

Rule of Thumb:

If you have <$1,000 to spend/month on marketing, spend every cent on your SOI. Forget everything else.

This week, I was on a call with an agent who was asking where to deploy his marketing budget. This particular agent is allocating $500 to drive more businessβ€”a common question on most agents' minds.

He was considering a geo-farming campaign, online leads (portals), running ads, or investing in a new camera for content creation.

I asked him to talk to five agents in his office and ask them one question: "Where does the majority of your business come from?"

He came back and said, "They all said SOI or repeat/referral."

I asked, "And where does most of your business come from?"

He said, "Same placeβ€”SOI and repeat/referral."

Then why wouldn't you allocate all your marketing efforts and budget to this source?

If you have more than $1,000 to spend, test different strategies, but if you're going to spend this money across geo-farming, portals, online leads, etc., just spend it on your SOI.
