The referral script that works

Referrals are a touchy subject. We know we need them, but most of us can't bear the thought of outwardly asking.

The reason it's uncomfortable is humans have an uncanny ability to transport themselves into the shoes of another. We think asking for a referral is desperate and offputting.

This is for good reason. Personally, it bugs me when someone calls just to ask for a referral. Why? It makes me feel like I'm a vehicle for them, as if I'm (in a sense) less human. Maybe I'm too sensitive.

But I'll dole out more referrals than mini chocolate bars at Halloween. What gives?

I like certain people. My referral radar is always on for those people - scanning the horizon for ways to make them money. And it's all because I like them.

Liking someone is a complex topic. But there's one absolute truth:

We like people who value us.

So, how does this relate to referrals, and what can you do about it?

You need to value the person you're talking to. And how do you do that?

You ask for advice.

When you ask for advice, you're valuing the other person. They will instantly like you.

So, instead of calling and asking for a referral. Call and ask for advice.

The reason for my call is you're great at X (building relationships/skills/etc.), and I'd love your help. I'm working hard to build my real estate business and would love to know how you'd go about it.

Ask questions. Probe deeper.

Great suggestions! I'm going to try X right away. And if you ever come across strategies or people looking to buy or sell, let me know.

You leave the call. Three things just happened:

  1. The client likes you more
  2. You may have a few new ideas
  3. The client is now looking for referrals to send you

Low pressure. Easy to do. And the highest referral conversion rate I've seen.
